    Security/Damage Deposit

A deposit of $200 is required to hold your reservations.
Once it is received, your dates are officially reserved.

The balance of the rental payment is due 14 days prior to check-in.
The booking will be cancelled and the balance forfeited for non-payment.

  1. No damage is done to the home or its contents.
  2. No linens or household items are missing.
  3. No early check-in or late checkout
  4. House has not been smoked in.
  5. Pets have been cleaned up after including any deposits in the yard.

Payment

We accept payment by Credit Card over the phone.

CREDIT CARD PAYMENT AUTHORIZATION: I understand and consent to the use of the credit card provided without original signature on the charge slip, that a photocopy of this agreement will serve as an original, and that this Credit Card Authorization cannot be revoked and will not terminate until 90 days after leased premises are vacated.

Payment in full must be received 30 days before arrival.
Cancellations

Cancel more then 14 days prior to rental check-in                -  Full refund.

Cancel less then 14 days prior to rental check-in                 - Deposit forfeited.

Cancel less then 7 days before rental check-in                     - Full payment forfeit.

The first day of rental, there will not be refunds for any reason.

No credit will be given for shortened stays due to late arrival
or early departure for any reason.

No cancellations due to weather.

Rental Rates:

Summer Rates Memorial Weekend through Labor Day Weekend
Memorial Weekend  $ 100.00 per night 2 night minimum / $600 per week

Labor Day Weekend $100 per night 2 night minimum / $600 per week

Holiday weekends require 3 night minimum stay

A $45 cleaning fee will be charged on all stays

A $20 per stay charge for any and each pet (limit of 2) will be assessed.

Taxes of 6% state tax, and 1% tourist commission tax, (or a total 7%) will be assessed to price.

Housekeeping

When you arrive, the cabin will be clean and setup with accommodations for a total of 8 guests.

As a courtesy, Coffee filters will be provided free of charge.

No pets allowed without prior approval.  The following pets will not be allowed except upon special written approval. Rottweillers, Chows, Pit-Bulls, Dobermans, Sheppard and anything with wolf will not be allowed.  All pets must remain off of all furniture and counters.  All pets must be cleaned up after.  All fecel matter must be removed from property.

This is a non-smoking home; you are permitted to smoke outdoors on the deck. Butts are to be disposed of properly and not left anywhere on the property. Any violation of the smoking policy will incur a $50.00 fine and if additional cleaning or repairs are necessary due to violating the policy, the amount will be deducted from the deposit.

Check-out procedures:

Prior to Check-out, all dishes should be washed, dried and put away; all towels any linens should be placed on floor in each bedroom and bathroom. Electric wall heat units turned off. 
A/C units turned off, door closed and locked.

We are not liable or responsible for any personal items left behind, lost or stolen.

If you leave an item after check-out and wish it returned, call us as soon as possible and we will arrange for shipment.  You will be responsible for all shipping and handling charges

Septic System: The house has a private septic system; do not put anything in toilet that hasn’t previously been eaten except the supplied toilet paper.

Additional Terms:

No insurance of any kind is provided for guests. Property owner is not responsible for any losses incurred to any guests during their stay.

Must be 21 years of age or older to rent this cabin.

The home has a maximum occupancy of eight (8) guests. Renters who exceed the occupancy limit and falsify occupancy information at the time of reservation are subject to eviction with no refunds.

House parties are strictly prohibited and are grounds for eviction with no refunds.

This is a residential area, so please be courteous and respectful to the surrounding neighbors.
Quiet time is 11:00 PM EST to 7:00 AM EST

Illegal substances are strictly prohibited and grounds for immediate eviction with no refunds.

There is an abundance of wildlife in the area. Guests are to respect nature and take care to guard themselves and their guests appropriately.

Any exceptions to the rules and regulations as written here,
must be approved in writing in advance.

Rates, terms and conditions are subject to change without notice.

Force Majeure

There may be circumstances beyond our control and contemplation, in which the property may not be available for your booking. Examples of these include, but not limited too: Destruction of or severe damage to property caused by nature, guests, etc., or sale of property.  In the event of Force Majeure, we will do our best to make alternative arrangements for you where possible. If we cannot, or if alternative arrangements are not acceptable to you, then we will refund all monies paid. This will be the full extent or our liability to you in such circumstances, and we will not be responsible for any other costs connected with any such cancellations, whatsoever.

I have read and understand the RULES AND REGULATIONS. I certify that I am at least 21 years of age and that I will be held responsible for the care of this property being rented under my name. I accept full responsibility for damages or extra cleaning charges, should they be discovered during or after departure.

Upon receiving your security deposit, copy of Drivers’ license and a signed and dated copy of the Rental Agreement, a rental confirmation will be sent to you.

Once full payment for your reservation is received, a welcome packet that includes travel directions to Cabin On Cumberland Ridge and the electronic lock code to access the house will be sent to you.
